Design Review and Collaboration

Well-vetted plans and models pay for themselves once you begin construction. We at Pipe Construction, Inc. find a well-done team plan lightens everyone’s load during construction, eliminates design errors and omission-related changes, and saves time on redraws. On the Marysville Civic & Justice Center, a design change our General Superintendent suggested saved a great deal of time and money.

We review with a thorough approach that involves all contributors, including sub-tier partners and vendors. Design review always uncovers not-fully-defined areas, errors, potential challenges, and work clashes. Cost Estimating

Pipe is well aware of where to get the best costs as a design-bid-build contractor. We use a wider array of vendors which in turn helps pricing on negotiated projects.

Our early and accurate cost estimates help to maintain the intent and integrity of the project while diminishing uncertainty and risk. This allows us to plan ahead to avoid price increases, find the best products, and learn which methods of assembly and installation makes the most sense. Our historical database, strong vendor and sub-tier relationships, and our focus on best construction practices ensures a reliable budget to guide the project. 

Value Engineering

Adding value is easiest early in the design process. We focus on developing detailed cost information immediately.  This give you predictability on your budget.  With Pipe’s help, you are able to track your costs as we progress so we are sure we stay on budget.

At each major phase of design we review costs, schedule, and life cycle, providing suggestions to improve quality while maintaining or reducing the budget insights that can be made to project value while maintaining design integrity.

Our team is cross-trained.  This helps us as a team to truly examine all aspects of a project from various viewpoints.

Our team’s diverse experience helps us know where to look, who to talk to, how to track pricing, and how to work with our Architectural, Engineering, and Construction team members even on a tight time frame. Strong vendor relationships help find the high value products and new ways of performing installations.

Budget Control and Development

Scheduling

A project schedule is a budget that manages time. Time is money, and by 'funding' a project with adequate allotments of time, no task is shortchanged. We tend to drive the schedule on projects starting with our preconstruction schedule and how we will be accountable to our preconstruction partners. We review the schedule at every weekly meeting, during major design changes, and prior to all milestone meetings.

On Bennett Elementary School, the project experienced significant delays due to weather and soils.  Pipe Construction helped re-phase the project to maintain a very challenging schedule.

The mechanical contractor regularly drives the schedule on projects, checking it at every weekly meeting, major design changes, and milestone meetings with the construction team.

MC/CM

Washington State’s MC/CM method of negotiated work allows for complex projects to include Mechanical contractors during preconstruction planning to assure the best outcome of the project. We strongly believe in this process for the benefits it brings our clients and the taxpayers.

Construction

Our crews, from office personnel to superintendents, foremen, and journeymen have long tenure at Pipe Construction, Inc.  They all work together, teach one another, and work with the new recruits to become masters at their craft. We perform the following construction services:

  • Site conditions assessments
  • Site planning and coordination with all other trades/teams
  • Site coordination, staging, and laydown
  • Trenching & excavation
  • Site specific safety issues
  • Ongoing project scheduling
  • Quality Control and Commissioning
  • Maintenance personnel training & O&M Manual assembly & reviews

Project Scheduling – Our teams are very creative and often find time and manpower savings on projects while teaming with other subcontractors.  We do pull planning and team talks on the specifics of the schedule, phasing, and sequencing.  We do three-week look ahead schedules and make any minor adjustments as needed, critical installation scheduling planning, weekly schedule reviews prior to work – and daily updates as needed. While working on Thornton Creek Elementary School, our teams suggested resequencing the process to gain use of the building early which would help other subcontractors accomplish their work without temporary services, which would have saved money and time.

Workforce Management

Construction is a relationship business. We believe in collaboration with all whose work we affect, and vice-versa. It’s a primary reason for our lack of mediation, arbitration, and litigation situations. We focus on continual communication and improvement project-wide.  

We use the KISS philosophy throughout our company - keep things simple and straightforward.

Installation Activities

Our preconstruction teaming extends to construction.  We get to know other subcontractors and work with them to ensure all of us are more efficient.  For example, we discuss our major installations and work three-weeks ahead with subcontractors who may be affected to ensure smooth installations. On the Everett School District Athletic Building, were placed a boiler through a very small space. This required some ingenious planning and collaboration with other subs, and it went off without a hitch.  See the video of the project!

When we complete each major phase, we request site inspections by the engineer and architect to sign off on the work. This reduces punchlist and closeout time at the end of the project for the General Contractor and other subcontractors, and assists in quality control and commissioning. This saves our clients, and again, taxpayers money!

Safety

Last, but NOT least, safety is paramount at Pipe Construction, Inc.  We look out for our own teams, and other teams we work alongside as well. Throughout the day and in closing out at night, we are all trained to look for unsafe conditions, opportunities for theft in off hours, and keeping our teams and the public safe.

We have a long and positive safety record working on really challenging sites, in urban, occupied, multi-story, historic, and a variety of other sites. All of these require skilled workers who know how to be safe.  We regularly provide education for employees and an extra safety focus on those who occupy or are adjacent to the site.
